Hughes Development Corporation and The Randolph Group announce collaboration.

Hughes Development Corporation (HDC) and The Randolph Group (TRG Communities) are pleased to announce a working arrangement between the two real estate development companies. HDC started in residential development over 75 years ago but has grown into different real estate product types. TRG has always specialized and remained focused on the residential development sector. Residential offerings have become an important and growing component in HDC’s developments and with TRG’s residential expertise this collaboration will be mutually beneficial and allow a sharing of resources and opportunities that otherwise would not be available.
Hughes Development Corporation is a full-service real estate development company with projects located in Greenville, other parts of South Carolina and the southeast region. HDC focuses primarily on downtown redevelopment, urban infill, and mixed-use development. Other developments also include office buildings, medical parks, shopping centers, business parks, and residential communities. HDC’s objective is to build sustainable buildings that benefit the community and future generations for many lifetimes. HDC is the master developer of Columbia Common encompassing the former Bull Street State Hospital in Columbia. The site includes 165 acres of mixed-use development opportunities including as many as 3000 residential units and will be the future home of Columbia’s new minor league baseball team.  HDC is completing the development of ONE in Greenville that will include over 60,000 sf of retail and restaurants, over 280,000 sf of office, the 70,000+sf new home of the Clemson Graduate Schools of Business, a new 470-space parking structure, and an Aloft hotel.

TRG Communities is an award winning residential development company that creates imaginative places, which result in the enhancement of community while at the same time utilizing best practices of development. TRG Communities, founded in 1997, has been recognized by Southern Living and Professional Builder’s magazine, Upstate Forever and the National Association of Home Builders and awarded the Best in American Living. Their developments provide a neighborhood atmosphere offering multiple housing styles and price ranges. TRG Communities' strength is a history of more than forty (40) developments across the Southeast, from Atlanta to Greensboro. Their current portfolio consists of developments in the Greenville and Charleston, South Carolina metro areas. Foxbank Plantation has consistently been one of the top three selling residential communities in the Charleston market for the past 5 years with over 2400 residential units planned.

Both companies have consistently paced the market with regards to product, locations, and best practices of development:

  • River Place began Greenville’s development renaissance along the Reedy River
  • Pendleton West and the Viola community were evidence of the dynamics of investing in transitional and emerging neighborhoods;
  • The NEXT Innovation Center was the first high-tech building for local entrepreneurs:
  • Redfearn was the first utilization of neo-traditional design concepts in the Greenville market;
  • ONE was recently awarded LEED Gold from the USGBC; and
  • At Neely Farm and Foxbank Plantation, there was recognition of an anticipated growth pattern.

In conjunction with this collaborative agreement, TRG is pleased to announce the hiring of Daniel Spivey as a Development Associate. Mr. Spivey is a 2014 graduate of Clemson University’s Master of Real Estate Development program and a 2010 graduate of The Citadel in Business Administration. Mr. Spivey brings to TRG experience in the home building business as well as logistical planning in the global carrier steamship industry. Mr. Spivey will have project management responsibility for land development operations of TRG ‘s existing portfolio and assist in acquisitions and development consulting for TRG asset management business. Jeff Randolph stated, “The Randolph Group is pleased to have someone of Daniel’s education and experience join our business.  As the residential industry has recovered, opportunities have been presented to grow the business in an environment of limited land development partners. This expansion of the company and the collaboration with Hughes Development are reflections of these new opportunities.”
